Crawford IV, Executive Vice President of HK Group Health Care Properties investment division, Westport, CT brokered the sale and arranged the financing of Commerce Park, Milford, CT for $13,000,000. Commerce Park is a six building 76,509 square foot, medical office building portfolio located off of Route I-95 within close proximity of the Milford Hospital and Milford's central business district. The buildings are currently 100% occupied and were sold to a New York City investment fund. Both sides of the deal were represented by Keefe and Crawford.

WESTPORT, CT, February 5, 2010 - Franco Fellah, Executive Vice President of HK Group, has finalized the sale of the property at 971 Post Road East in Westport, CT. The purchase price was $1,525,000.

Seller was 971 Post Realty, LLC, buyer is Rembrandt Realty and Travel, LLC.

The property includes two buildings for a total of approximately 5,000 SF and it is fully leased to 5 tenants: Cycle Dynamics, Central Sheet Metal, Cantering Caterers, Quigley Electric and a residential tenant.

The price of about $305 SF reflects the robust state of fully-leased investment properties in Westport: Franco Fellah was the only broker involved in the transaction.

The sale price represented $341 per square foot. 67 Holly Hill Lane is a 20,800 square foot, three-story Class B office building located off of West Putnam Avenue within close proximity of the Greenwich central business district. The building is currently 88% occupied and sold at a 7.4% cap rate to a Westport investor. Both sides of the deal were represented by the above brokers. WHITE PLAINS, NY - October 14, 2008 - Parker Corporate Center, the 335,000 square foot Class A office complex, comprised of three interconnected buildings at 1311 Mamoroneck Avenue in White Plains, has been sold for $82,250,000 to Caesar Figoni from Westbury, New York.

At closing, the buildings were 95% occupied to tenants such as The Leukemia and Lymphoma Society, Orthonet, Acadia and Gerber Life.

STAMFORD, CT - October 3, 2008 - West End Partners, LLC of New York City has purchased 50% of a 220,000 square foot office building at 1351 Washington Boulevard in Stamford from Diamond Properties of Mt. Kisco, NY for a valuation based on $50,000,000.

An older office building which was renovated in 2006, the property was 90% occupied at closing. Stamford Hospital is one of the largest tenants.

Built in 1989, the building was 60% occupied at closing. Leading tenants include Bartlett Tree and Norseland, Inc.

STAMFORD, CT - FEBRUARY 7, 2008 - A 2,000 square foot medical condominium in the Metropolitan Building at 1515 Summer Street, in Stamford, has been purchased for $714,500 by Dr. Haydee Lancman, a pediatrician.

The newly built-out medical suite is located on the ground floor of the 66,000 square foot building developed by Hannah Real Estate Investors.

HK Group Vice President Tom Long from the commercial realtor's Stamford office was the procuring broker representing Dr. Lancman. He is a specialist in the medical office field and has worked with numerous Fairfield County physicians and dentists.

Directly on U. S. Route #1, the property was fully leased to six tenants, including a restaurant.

FAIRFIELD, CT - JANUARY 3, 2008 - Abbey Road Advisors have purchased two adjacent office buildings in Fairfield, with a total of 90,000 square feet, for $20,700,000. The closing occurred on December 20, 2007.

777 Commerce Drive with a total 60,000 SF on two floors and 1375 Kings Highway East, with 30,000 SF on three floors made up this transaction. The Commerce building was 100% occupied at closing while Kings Highway was 97% filled. These properties are immediately adjacent to the planned commercial development around a third Fairfield railroad station.
