WESTPORT, CT - July 10, 2008 - Franco Fellah, HK Group's Executive Vice President, finalized three office leases in Westport and Norwalk with an aggregate value in excess of $900,000.

At One Morningside Drive North, the law firm of Day & Levy leased 1,910 SF of first floor space for a 5-year term. Fellah was the procuring agent in this transaction; One Morningside Group, LLC is the property owner.

At 830 Post Road East, Top Driver, the largest driving school in the United States, leased 852 SF of first floor space for a 5-year term. Top Driver has national presence and over 50 locations throughout the country. Fellah represented the tenant in this lease; Westport Two Associates is the property owner.

At 200 Connecticut Avenue in Norwalk, Office Power, Inc, renewed their 3,200 SF office lease for an additional 5 years. Fellah handled the tenant side in this renewal; DIV Dunham 35, LLC is the property owner.

Additionally, Franco Fellah and Senior Vice President David Flayhan of HK represented the property owner in Kudlow & Company's renewal of their 770 SF office lease at 1375 Kings Highway East in Fairfield.



STAMFORD, CT - June 11, 2008 - HK Group has completed two office leases in Norwalk and Stamford, totaling 14,000 SF, with a rental value of about $970,000.

In Norwalk, Shore Pointe at One Selleck Street, Head USA, the sporting goods company has renewed their lease for three years in 12, 285 SF. HK Group Senior Vice President David Flayhan was exclusive leasing agent for the owner.

In Stamford, Dr. Bridget Patterson-Marshall has moved her medical practice into 1,703 square feet at 970 Summer Street for five years. HK Vice President Tom Long represented the tenant in dealings with the owner, RMS Construction LLC.

STAMFORD, CT - April 14, 2008 - Zieman Engineering, LLC, an engineer firm has leased 1,490 square feet of office space at 350 Bedford Street in Stamford from owner Mario Lodato.

Robert Harris, Senior Vice President of HK Group's Stamford office represented the tenant while Barbara Segalini-Stilley of CB Richard Ellis was leasing agent for the owner.



BRIDGEPORT, CT - April 14, 2008 - Kate Lynch, Sales Associate with HK Group commercial realty in Westport recently made two Bridgeport commercial sales.

At 186 Island Brook Avenue, a 7,050 square foot warehouse was sold for $225,000 to L & M Management, general contractors, by Island Brook Management LLC. Attorneys involved were Maribeth Browne Goulden, Bridgeport for the buyer and Matthew Klein, Stamford for the seller.

At the Merritt Medical Center, 3775 Main Street in Bridgeport, a condominium unit was sold for $115,000 to George Decarvalho, a chiropractor. HK Group Executive Vice President Franco Fellah assisted Ms. Lynch in this transaction; and broker Fred Frassinelli of AMS Real Estate represented the seller.

WESTPORT, CT - April 10, 2008 - The Westport Lexus and Toyota dealerships plus real estate formerly owned by the Crabtree family have been sold to Michael J. Cantanucci of the New Country Motor Car Group of Saratoga Springs, New York.

The sale includes the Westport dealerships of Lexus at 1317 Post Road East and Toyota at 777 Post Road East. Also included in Fairfield are: the Lexus Service Center at 80 Kings Highway Cutoff; and the Lexus Pre-Owned business at 187 Kings Highway Cutoff.

WESTPORT, CT - APRIL 7, 2008 - Franco Fellah, Executive Vice President of HK Group, finalized 4 office leases in Westport and Norwalk totaling 7,698 SF and an aggregate rental value of $800,000.

At 36 Church Lane in Westport known as the Red Cross building, Advanced BioHealing of LaJolla, California leased 2,225 SF of space. Red X Holdings, LLC is the owner.

At 10 Saugatuck Avenue in Westport Laurie Wright of Wright Photography leased 1,223 SF of office; the building owner is Anna Perenna, Inc.

At 979 Post Road East in Westport, Heidi Kunsman of Events by Wild Flowers leased 1,400 SF. The owner is Dandar Realty, LLC.

At Landmark Square - 8 Knight Street in Norwalk, EE Linden Associates, an engineering firm, leased 2,850 SF of space. Owner of the property is Norwalk Commercial Property Corporation.

Mr. Fellah of HK Group was the only broker representing all parties in the above transactions.



STAMFORD, CT - FEBRUARY 7, 2008 - A 2,000 square foot medical condominium in the Metropolitan Building at 1515 Summer Street, in Stamford, has been purchased for $714,500 by Dr. Haydee Lancman, a pediatrician.

The newly built-out medical suite is located on the ground floor of the 66,000 square foot building developed by Hannah Real Estate Investors.

HK Group Vice President Tom Long from the commercial realtor's Stamford office was the procuring broker representing Dr. Lancman. He is a specialist in the medical office field and has worked with numerous Fairfield County physicians and dentists.

NORWALK, CT - JANUARY 14, 2008 - A 4,000 square foot building at 166 East Avenue in Norwalk has been sold to Dr. Stu Steinman for $1,010,000.

The property is located just off Interstate 95, Exit 16; the buyer plans to renovate the building and occupy part of the space with his sports medicine practice. The remainder of the space will be available for lease.

HK Group brokers, Vice President Ralph Michel and Executive Vice President Franco Fellah represented the buyer. Cushman & Wakefield's Jodie Dostal was listing broker for the seller, Dr. Robert C. George.

BRIDGEPORT, CT - JANUARY 10, 2008 - A 10,000 square foot retail center at 2115 - 2135 Boston Avenue has been sold for $1,425,000 to Westrock Development, LLC from Yonkers, New York, a real estate investment company.

Directly on U. S. Route #1, the property was fully leased to six tenants, including a restaurant.

HK Group, Westport, was exclusive agent for the seller, Raj Gauri, LLC, and was the only broker involved in this transaction. Executive Vice President Franco Fellah and Sales Associate Kate Lynch were both responsible for completing this sale.

FAIRFIELD, CT - JANUARY 3, 2008 - Abbey Road Advisors have purchased two adjacent office buildings in Fairfield, with a total of 90,000 square feet, for $20,700,000. The closing occurred on December 20, 2007.

777 Commerce Drive with a total 60,000 SF on two floors and 1375 Kings Highway East, with 30,000 SF on three floors made up this transaction. The Commerce building was 100% occupied at closing while Kings Highway was 97% filled. These properties are immediately adjacent to the planned commercial development around a third Fairfield railroad station.
