Crawford and Keefe broker 42,376 square foot Darien, CT Office Building Sale

Harden L. Crawford IV, Executive Vice President and Matthew F. Keefe, President of HK Group, a commercial real estate investment sales and leasing firm out of Westport, CT brokered the sale of 19 Old Kings Highway South, Darien, CT for $7,800,000. The sale price represented $184 per square foot. 19 Old Kings Highway South is a 42,376 square foot, three story class B office building located in downtown Darien, CT. within close proximity to the Darien central business district and railroad station. The building was sold to a private New Canaan, CT investment group. Both sides of the deal were represented by the above brokers.

154 Post Road East

Franco Fellah, Executive Vice President at HK Group in Westport, procured the winning bid for the purchase of the 9,540 SF central US Post Office building located at 154 Post Road East, Westport at the corner of Bay Street.

The purchase price was $2,350,000: the sale was completed through a controlled bidding process, with the buyer selection parameters carefully selected by the US Post Office in conjunction with their broker.

The US Post Office will most likely remain at the current location until at least this fall before the announced relocation to Playhouse Square.
The winning bidder is 52nd Street Capital Partners VI, LLC, an out of state real estate investment company.

The building was built in 1935. Louis A. Simon, the Supervising Architect at the Treasury Department, was responsible for the design: he designed Federal Government buildings from 1852 to 1939.

Retail and restaurant are possible new uses for the building, but offices and medical are also allowed in the Business Center District. HK Group is the leasing agent for the buyer.

HK Group Sells 101-107 Post Road East, Westport, CT

HK Group announces the sale of 101-107 Post Road East in Westport and a historic mansion on Church Lane to a partnership led by David Waldman for $2,150,000. The building is 21,000 square feet and will be transformed into 11,500 square feet of two story retail.

The 3,450 square feet historic mansion is reserved for restaurant and office space.

Mr. Waldman of David Adam Realty is working closely with the Town to preserve the historic nature of these buildings while at the same time renovating them into a classic example of vibrant new real estate.
